Tarion Homeowner Warranty

As a courtesy and to ensure your continuous satisfaction, we’ll check in with you prior to your Tarion 30-day, 90-day and 1-year warranty periods. We also provide you with a Tarion Homeowner Information Package before your Pre-Delivery Inspection (PDI).

The Tarion package provides a general overview of your warranty coverage and procedures under the Ontario New Home Warranty Plan, created under the Ontario New Home Warranty Plan Act.

The Homeowner Information Package Contains

  • Statutory warranty info that applies to all new freeholds built in Ontario.
  • Outline of responsibilities for homeowners, builders and Tarion.
  • The process used by Tarion to handle statutory warranty claims.

Tarion New Home Warranty Program Coverage

In coordination with Tarion, we are pleased to provide the following warranty:

Deposit Protection

  • Deposits paid for condominium units are protected by Tarion up to a maximum of $20,000 and any deposit amounts are protected by the trust provisions of the Condominium Act. Deposits paid for all other new homes are protected by Tarion up to a maximum of $40,000.

Seven-year Warranty Protection (Major Structural)

  • Protects against major structural defects, as defined in the Tarion Corporation Plan Act as a defect in workmanship and materials that results in the failure of a load-bearing part of the home’s structure, or any defect in workmanship or material that adversely affects the use of the building as a home.

Two-Year Warranty Protection

  • Protects against defects in workmanship and materials including the caulking of windows and doors to prevent water penetration.
  • Protects against defects in workmanship and materials within the distribution of electrical, plumbing and heating systems.
  • Protects against defects in workmanship and materials that results in the detachment, displacement or deterioration of exterior cladding.
  • Protects against violations of the Ontario Building Code’s Health and Safety provisions.
